The Duties Of General Contractors

For almost any building or construction project, a general contractor is the person who manages and organizes labor and materials and ensures the project is completed correctly. These contractors can help manage all types of construction projects, including small jobs, such as renovating a bathroom, or large jobs, such as building a home. While many people work on the building project, the general contractor keeps in mind the “big picture” of the project and makes sure every aspect is completed correctly and on time.

The owner of the building or project usually hires a general contractor through a contract–which includes specifications such as budget, construction plans, and other special conditions–and he or she becomes the principal builder for the project. Although in most cases a general contractor is only one person, in some instances, a group of people may work together to fulfill those duties.

Although the general contractor is the principal builder, they do not do all of the work themselves. They hire other people and many have their own team of workers to help work on construction projects. Specifically, they hire what are called subcontractors–individuals or groups who are hired to work on specific parts of the project, such as framing, plumbing, electrical, masonry, and so on. They will also find suppliers and purchase any needed materials and equipment.

Most general contractors have several years of experience and extensive knowledge of all aspects of the construction industry. Because of their skills and knowledge, many people use them to develop ideas and plan their building projects. They can usually offer some insight on what ideas will work best and how much money something will cost.

General contractors are also useful sources of information about city, state, and national regulations that may affect an owner’s building project. For instance, they can help owners attain the needed licensing and building permits and schedule any needed inspections. Additionally, general contractors are also responsible for ensuring that all workers complete their work correctly and in accordance to codes of quality and safety.

The task of organizing and managing construction projects is usually done by general contractors. The cost of hiring one varies from state to state, and the best contractors are usually found through referrals. But no matter where a person hires one, they all offer similar services to help people complete their building projects correctly.
